Initial site development was comprised of extensive cuts and fills in limestone, some resulting in retaining walls over 15 feet in height. The La Villita development is located at the north east corner of Riverside Drive and Royal Lane, just north of Las Colinas in Irving, TX. Rones involvement in the project began in the mid 1980s. The entire La Villita area was situated within the floodplain associated with the Trinity River. Efforts to reclaim the land began in 1984 by placing up to 10 feet of fill materials across the site. The property remained dormant and undeveloped for over 10 years. In early 2000 additional reclamation operations were initiated bringing the total fill depth to 20 feet across portions of the site.
In addition, a kidney shaped pond that had been developed with two canals was improved on the perimeter to provide more esthetically pleasing appearance to the outer walls of the contained water area.
Once reclamation operations were complete, utilities were provided to the site and vertical construction began.
Among the first properties to be developed were multi-family housing communities by the Lincoln Property Group and AMLI Residential. Single family housing followed on the eastern portion of the site while frontage areas received mixed commercial developed. The Carrollton Farmers Branch ISD secured several properties at the north side of the site developing an elementary school and retaining additional property for future ISD use.
